Abstract
La presente tesis tiene como objetivo determinar si la expropiación de terrenos por ejecución de vía prolongación Navarro Cauper tiene justiprecio, en San Juan Bautista Maynas 2022, siendo así que este proyecto de suma importancia para la población de Iquitos metropolitano en general, pero en el trazo se ha visto que la mencionada via pasa por viviendas, cuyos poseedores serán afectados. El problema radica en que los poseedores de las viviendas están preocupados, por la expropiación y el justiprecio de sus viviendas, siendo así se hizo un recorrido por las viviendas y se hizo la tasación comercial de dichos inmuebles, considerando homologación de predios, el daño emergente y el lucro cesante,
llegando a calcular el valor promedio del metro cuadrado equivalente a S/ 337.78
Se ha recomendado tener en cuenta este valor calculado y concientizar a la población en bien del proyecto en ejecución y así evitar problemas sociales
The objective of this thesis is to determine if the expropriation of land for the execution of the Navarro Cauper extension road has fair value, in San Juan Bautista Maynas 2022, being that this project is of great importance for the population of metropolitan Iquitos in general, but in the line It has been seen that the aforementioned road passes through houses, whose owners will be affected. The problem is that the owners of the homes are concerned about the expropriation and fair value of their homes, thus a tour of the homes was made and the commercial appraisal of said properties was made, considering the approval of properties, the consequential damage and lost profits, calculating the average value of the square meter equivalent to S/ 337.78 It has been recommended to take this calculated value into account and raise awareness among the population for the good of the project in execution and thus avoid social problems.
